WHO CAN BE YOUR EYES AND EARS IN YOUR TENANT’S PROPERTY?

Since you are the one ultimately responsible for your property if you are a landlord in the case of mold. (Some tenants leave wet or damp things against the wall or they have created mold over a period of time by their own actions.) In either case you the landlord are held responsible.

You are supposed to perform regular inspections, but when you go to look at the property, (unless you move the furniture) it is not readily evident. Besides this, since everyone knows you are doing an inspection, the property is especially prepared.

You want to see the property the way it is kept on a regular basis.

You want to know of any tenant damage to the property as it occurs.

My solution: with my tenant plan I include once a month maid service. This is my eyes and ears.

First of all, laughably, the property is cleaned up for the maid. But that relaxes into the normal habit routine. The maid of course has a key so she can go in at the times she needs which is usually when the tenants are at work so she does not disturb them.

The extra expense is passed along to my tenants in various ways. Even if they were not, for me it is well worth it for my peace of mind.
